Another Wawa will rise in South Jersey

Wawa’s construction boom in South Jersey continues as developers secured a final approval this week to build a new Wawa in Gibbsboro.

The Camden County Planning Board approved a final site plan Tuesday night to build the convenience store and gas station at the corner of Lakeview Drive, also known as Rt. 561, and Clementon Road in the borough. It was the final hurdle for the project after it secured the borough’s approval last month.

The developer, Marlton-based J&J Development Group, bought four parcels at the corner, including three homes and a vacant gas station. It plans to demolish the structures and build a 5,585-square-foot Wawa with 12 gas pumps on the roughly 2.4-acre tract.

It’s unclear whether an older Wawa located in a small shopping plaza about a half mile down Lakeview Drive will close once the new one opens. A Wawa spokesperson didn’t immediately respond to a request for comment Thursday.

Construction will likely begin in April, Jim Angeloni, a partner at J&J Development Group, told the Business Journal. He said J&J has developed more than seven Wawa sites in recent years and is in the approval process to construct about five more in South Jersey.

The site in Gibbsboro is ideal for development since it’s on a busy corner along a high-traffic roadway, he said. It sits just about a mile from the bustling commercial plazas on Rt. 561 in Voorhees.

Wawa sites are attractive properties for investors, Angeloni said. Wawa typically signs long-term leases and most are located in prime corner spots at major intersections. Former Philadelphia Eagle Darwin Walker, who’s turned toward commercial real estate investing in his post-NFL career, purchased two newer Wawa sites last year for a total of $6.8 million.

“It’s great real estate at the end of the day,” Angeloni said. “Wawa is a strong credit tenant that has a great operation.”
